In the fall of 2004, I decided to focus my mortgage business on investment property financing. I did not join CTREIA with the intention of purchasing investment property, as many of you did. My primary purpose for joining was to increase my mortgage clientele who had an eye toward purchasing investment property. As time went on and I saw more and more deals crossing my desk, I realized I had to get involved. There was too much opportunity passing me by. My only previous experience was as a "landlord" of a condo for 16 years and I knew that the economy of scale was where I wanted to be. Having seen some large properties on Acer's "Hot Sheet", I began to inquire about them. Ron started showing me some properties and with his construction and engineering background, showed me what to look for and what to avoid. He also had a good feel for what the actual value of the property would be versus what the seller was asking (I saved 60K on my property). I bid and missed on a
couple of properties before I had a deal on the 12 unit apartment building my LLC (thanks Harvey Weinstein) took ownership of on July 30th. Throughout the process, Ron answered all my rookie questions with the knowledge of an experienced investment property realtor.
Would I use Ron and Acer again? Absolutely. I would recommend them to any potential investment property investor, whether seasoned or want-to-be. These guys have the experience and the ability to find the right deal for you.
