Using Componentization to Reduce Income Taxes - Componentization is cost segregation for smaller properties without the expensive engineering study. Essentially, you break the purchase price of a rental property down into the component parts of the property i.e. driveway, roof, cabinets, carpeting, etc. This helps investors save on taxes in two different ways. Investors will learn:

  • What componentization is and why it is a great tax savings tool
  • When is the ideal time to componentized a property
  • How componentization can increase depreciation and reduce taxes
  • How you can get immediate tax deductions for fixing up a rental property
  • How rental losses can be used to offset earned income
